| As you browse listings in BAHMS, you will see properties
with different status codes. This guide explains the differences between
the codes and what it means to you as a buyer.
New: [NEW] The property has recently been listed for sale
(usually within the last 24 hours). After three days the status
automatically changes to "Active".
Active:
[ACT] Available to purchase. Once an offer is accepted, it must be moved
from Active to Under Agreement within 24 hours unless there are
contingencies on the offer (these have to be noted on the Active status,
which is why some “Active” listings have Notes against the status
indicator. These are properties where people are looking for backup
offers in case something goes wrong with the contingencies).
Under
Agreement: [UAG] The seller has accepted an offer to purchase on the
home and the Buyer and Seller are proceeding toward closing the sale.
(It is possible for homes with this status to come back on the market as
"Active"). Upon closing the property will change to
"Sold" status.
Sold:
[SLD] The buyers have closed on the purchase of the home and ownership
has been transferred.
Extended:
[EXT] Indicates the owner has extended the listing contract with the
Realtor. It will stay in this status for three days before reverting to
Active.
Withdrawn:
[WDN] The seller has asked the Realtor to take the property off the
market, usually for a limited period of time. The Realtor can still sell
the property as it remains under a listing contract.
Cancelled:
[CAN] The listing agreement with the Realtor has been cancelled;
typically indicating the owner no longer wants to sell.
Expired: [EXP] The Realtor was unable to
sell the listing in the time allowed under the listing agreement and the
property is no longer listed with that Realtor. It may be listed with
another Realtor under a new MLS number. (You don’t see these) |
